Rent includes furniture, utilities (water, electricity, heating), Wi-Fi, and everyday cleaning in common areas.

Simply fill out the application form found on our website. We’ll respond to you through the application form, confirm availability, and schedule a viewing.

Yes. A refundable security deposit equal to half a month’s rent is required to secure your unit. It’s fully refundable if you give a written 30-day notice before the end of your tenancy and return the room in good condition.

We start with a 3-month contract, after which it transitions to a month-to-month basis.

Yes. All rooms are fully furnished with essentials such as a bed, sheets and pillows, desk, chair, shelves, smart TV, and closet. Kitchens and common areas are also fully equipped and ready to use. We do not allow external furniture to be moved in, particularly bed frames, mattresses or couches.

In most cases, yes. Shared occupancy is available for an additional monthly fee.

No. Pets are not allowed in any of our properties to ensure comfort and cleanliness for all tenants.

Per standard tenancy agreements, written 30-day notice is required before moving out. You would let us know on the 30th/31st of the month that you will be leaving on the 30th/31st of the next month. This helps us prepare for new tenants and ensures a smooth transition.

You can provide notice on the 15th of the month to leave 30 days later on the 15th of the next month, yes.

Rent can be paid via e-transfer, debit or credit card. Cash is also accepted but online methods are preferred.

If something in your unit or a common area needs repair, please email our property manager. We aim to respond as quickly as possible.

Yes. Our rental process includes a showing/viewing before renting. You can schedule an in-person or virtual viewing to see the space and ask any questions before signing your lease.

Early termination may be possible under certain conditions. Your security deposit may have to be forfeited in order to recuperate lost revenue for early termination. Every case is different and we recommend letting your property manager know as soon as possible if your personal situation changes.

Yes. Visitors are welcome between 1:00 PM and 9:00 PM. They must respect the property and other tenants. You are responsible for your visitors' behavior. For longer or overnight stays, please inform management in advance, as additional fees may apply.

We maintain simple community guidelines: keep shared areas clean, respect quiet hours, no smoking, no additional furniture, no pets, and be considerate of others. A full list of house rules is provided upon move-in.

No. Tenants are responsible for arranging their own parking and storage.
